Sanding & Refinishing

When Should I Have My Floor Refinished?

Most consumers seek a total refinish when worn or bare spots begin to appear, or scratching has become too much to handle. In some cases a color change is desired, or many just may want to change the sheen level of the finish, or convert to a troublesome maintenance type finish.

Dust extraction systems take care of an enormous amount of dust and older finish materials that would otherwise linger in your home for months after the floor finisher leaves. Without it, you're likely to incur extra costs by calling in someone to clean the home top to bottom. Labor costs to use this type of equipment will be higher, but what is more important?
Floor sanding is an art and veteran contractors developed their own methods.Even though we learn their techniques and methods we are still follow NWFA's recommendations.

Refinishing wood floor that include multiple species, varying grain direction, or mixed media usually requires a lot of detail work, including scraping and hand-sanding. After sanding is done properly, following NWFA recommendation, the next step is staining. Stain is applied and allowed to penetrate for the recommended amount of time. The excess will be removed by hand with rags. Typical drying time is between eight and twenty four hours. Stain needs to be completely dry before finish is applied.
A recommended applicator will be used to apply the finish following the manufacture recommmended coverage. Sanding, staining, and finishing is a complicated process. Some finishes are very difficult to apply properly, and are best left to our professional Sand and Finish Technicians. For us, flooring technicians, dust and finish vapors are part of our life and is easily to deal with. However the homeowner needs to be prepared to deal with these issues for a few days. It will be inconvenient, furniture needs to be moved out, you will not be able to walk on the floor for several hours, and in some cases the pilot lights should be shut off during the finishing.
Home owner should be watchful to keep children and pets away from the work area.

Note: Refinishing or recoating a factory finished floor voids the manufacturer's warranty.
